AIA contract administration
We issue an American Institute of Architects contract to the owner's contractor of choice.
Construction management
Turn-key construction management that offers peace of mind: your project is managed so it is completed on time and within budget, from the first lease conversation through to warranties and final drawings.
On the owner's side of the table
A build-out asks an owner to keep track of bids, contracts, permits, payments and lease dates all at once. We carry that work as your representative, so the day-to-day questions land with us — and the project is managed to be completed on time and within budget.
The person running your project has spent a career on the owner's side of retail construction, as a commercial property owner representative. The complexities of managing retail construction projects are familiar ground, especially when problems arise — and along the way we work with owners or other architects to perform cursory reviews of drawings.
How a project runs
You can bring us in as early as lease negotiations, and we can stay with the project right through close-out. Here is how the work moves.
We help create your scope of work and responsibilities, and provide preliminary budget estimates before the project is committed to.
Once a project is authorized to move forward, we review your construction requirements, place the project out for bid, and work with bidding contractors to obtain quantifiable estimates, which we present to ownership for review.
We issue an AIA (American Institute of Architects) contract to the owner's contractor of choice, then monitor that all proper permits and lien waivers are received and that insurance and bonding requirements are met to the owner's standards.
We review all requests for payments, monitor progress against lease-required deadlines, and follow up to gain warranties, drawings and other important documents for safekeeping.
The details behind the schedule
Turn-key means these items sit with us rather than with you — followed up on until each one is closed.

We follow up to gain warranties, drawings and other important documents, and keep them for safekeeping.
Retail construction
A retail project runs on the lease, the owner's standards and a schedule that was set before the drawings were finished. That is the ground our project manager has worked for 25 years.
We are familiar with the complexities of managing retail construction projects, especially when problems arise — the part of a build-out that is hardest to plan for.
During the process we work with owners or other architects to perform cursory reviews of drawings. Architectural services can be provided for an additional fee, if required.
Bring us in at lease stage or later. The sooner we see the construction requirements, the sooner we can put a preliminary budget and a schedule around them.
Veteran owned: our 10% veteran discount covers maintenance services — landscaping, lawn care, snow removal and lot sweeping. Construction management and architectural services are quoted separately and are not discounted.
